Managing HVAC in Your Commercial Facility

When you’re responsible for a commercial facility in Highland Park, Texas, you have a number of tasks on your to-do list. Maintaining the various systems and components that keep the building comfortable for your tenants is often at the top of that list. Make sure your facility’s commercial HVAC system is operating efficiently by taking care of a few simple tasks regularly.

Check the Filter

The air filters within the heating and cooling system should be clean, so checking them regularly is a task to add to your list. An air filter is important in both residential and commercial units, as it prevents contaminants from moving into the ducts and being circulated throughout the building. Most manufacturers recommend changing the air filter once a month in a commercial unit, although if yours operates at a high volume, it may need to be changed more frequently.

Keep Up With Routine Maintenance

Regular maintenance is also important to the overall efficiency and functionality of your commercial HVAC system. An HVAC technician who specializes in commercial service should perform a tuneup once or twice a year, checking all components and making sure air is flowing efficiently. Routine maintenance should also include cleaning the condenser coils and evaporator.

Check for Blockages

If any of the vents or registers in your facility are blocked, the HVAC system won’t be able to operate as efficiently. Blockages can lead to pressure buildup within the ducts, causing issues with airflow and energy usage. Make sure the openings to the system aren’t closed or blocked by furniture or other large items.

Inspect the Outdoor Unit

The outdoor unit of a commercial HVAC system requires regular maintenance, as well. It may be on the roof, in which case you’ll likely need to hire a technician to check it. If it’s placed on the ground around the facility, you can check to make sure the space around it is clear. Any landscaping should be trimmed back to allow for sufficient airflow.
